However we have agreed a price on the new property.

I'm leaving myself open for massive disappointment as i'm the kind of person who just goes all in... but this is honestly an absolutely incredible property. SOOOOO excited.

Good luck, having just moved, I never want to do it again!! Hopefully it'll all go smoothly for you and they'll be no spanner in the works? that can be optimistic these days with house buying/ selling though. far too many variables in a stupid system.

Oh absolutely mate... we were lucky in our last move 10 or so years ago that it went smoothly, but i know for sure that's far from always being the case.

But at this stage we've got a property we both love and a price that's happy agreed with the vendor.... the rest... who knows.

It varies from person to person. We told the Agents all the information and i find it bizarre that you can't look at houses until your is sold.. It's just fucking daft as it instantly adds delays to the scenario as when yours is accepted on yours sale it may take a month before you find something to move to... then another before they find theirs... etc...

Obviously this house is still 'on the market' until we get offers/sale on ours, which we completely understsand. But theirs has been on since July so i'm not expecting a massive influx of offers this week on it
It's in quite a niche location and a niche house... Whilst we think it's amazing, i can see why many wouldn't even consider it.

The owners are not in a rush as they're building 2 new properties, 1 to rent out, 1 to live in.... They built this one as well.

Our place is pretty generic, plus with the schools in the village and motorway access for M4 and Didcot for trains to London, our area is usually pretty sought after for people wanting 'countryside/commuterville'

I can see the logic in it. You spend most of your awake time in the bit with most light and (hopefully) with the best views. Then you spend most of your unconscious time in the darker bit.

The downside is, of course, that you have to lug most of what you buy, inc. groceries, up a flight of stairs.

Obvs it makes mucho sense if the place is built into a slope and the main access is at the living level and the bedrooms are downstairs/front ground level. If the light and views are on the slope side you have the best of both worlds. Still might end up with a bit of a dungeon at the 'back' on the lower level but, if you can ventilate the space properly, you can put the utility room there because most of the stuff in it will be bedding. Always thought it was better to have the laundry/utility room near the bedroom (not next to the kitchen) 'cos that's where the bedding and clothes usually live.

Battery pressure washer (I have a Worx), hose yourself down, strip off, wet clothes in bag, dry clothes on. A battery pressure washer is great for muddy bikes as well, just enough pressure to get them clean, not enough to cause any harm.
