building a workshop/ garage who to get south London

right, me and the wife have put an offer in on a house and there is no garage, but I have the go ahead to get something purpose built to house the motorcycles and cycles in the garden. I had a brick built garage built in my current house but can't use the same people.
Do I go brick or wooden work shop??? I am after a 4x3 building, with maybe some storage in the roof (building regs say 2.5 meters max though)
it needs to have electricity, and ideally insulated so I can leave bike gear in there and guessing a concrete base for it to sit on.
currently trying to work out what its going to cost and who builds them, again not sure on budget. 5/10k

, the house will be in epsom. any suggestions or sites to look at.

5-10k ? Not if brick built no.... well, not with a garage door etc....
An average garage (6m width x 6m in depth x 2.5m height) can cost anywhere from between £18,000 and £30,000. (from the internet googles)
Obviously yours is smaller, so not really a garage in that sense of things.

The 2.5m height will mean it’ll fall under the permitted development rules and not need planning permission, you can go higher with PP.
Cost of materials is ridiculous at the moment, 18mm OSB 8 x 4 roofing sheets are circa £50 per board at the moment, a year ago they were £20… Timber futures have recently dropped 40%+ but that probably wash through until 2022.
Add the pandemic and greater disposable income for many on top of the gov making it very attractive for builders to keep building new homes and you’ve created a perfect supply & demand spike on all building materials FFS!
I’m massively torn on my garage build in terms of delaying it until demand for materials drops / I can actually get a price from a builder…

A single brick built garage standard size should cost around £8k - £10k. Anymore and it’s either a southern tax or the builder is taking the piss. Tbh I’d be doing it myself getting the individual trades in but being in the trade that’s easier said than done if you’re not.

10-18k hmmmmm that’s not cheap.
Tell you what though I like the idea of a container, that’s a proper shout, a lot cheaper, but I guess that would need insulation but could be a great idea.

I don't know if you can get small ones but refrigerated containers, reefers, solve the insulation problem.

3/4 of this build is breeze blocks, single skin and should fly up.
I sadly think we have been subjected to some form of price uplift / wanker tax due to the cars on the drive and our postcode…

Madness. Tossing up my options between a pre made beast shed or a container. Just not sure how a lorry and crane will get it into place and I don’t think there is room for the lorry to get close to the house. Need to check the rear.

I've a beast shed which is my mini workshop. Installed last year, very happy with it. Motorbike and some MTB's live in an Asgard shed for insurance reasons.

Shortage of building materials is an issue at the moment.
Edit: and builders too, with the implication that, if you're getting a builder in, you may have to get on a waiting list.
