Good point. The seller only has one property to sell, the buyer has many more options. (The sellers should have done themselves a favour and got it sorted ready for the sale). Wonder if the sellers had a problem with insurance??

Just one thing to note, the seller built this house himself as his forever house. However it's now way too big and they inherited a smaller house 3 miles away from his parents, hence the move.
I completely agree this is on him to get things done, but i don't think for a second they're trying it on.

for what it's worth, we've extended this house twice over the last 12 years and have found the building inspectors to be very helpful throughout, because they'd done regular stage inspections the final one was just a tick in the box.

fingers crossed that this is just an admin cock up and the seller can get it fixed PDQ.
