There's a half foot of empty space between the engine and the swingarm pivot, looks.... odd.

Yep, that's someone that looks like they can build a bike, but either has no idea about design or was just stuck with the parts he had.
When you look at a proper bike builder, like Alan Milyard, then everything looks factory, he's thought about the final product and then worked backwards.

The swingarm also looks a tad short to me.

I know it's a 125 and available off the showroom floor, but I saw this today and thought it looked super.

Very different to the restricted race reps and off road things back in the early 90s.

Couldn't help but notice it had a basic wee air-cooled single engine so won't be fast, but it looked fast!

Mind the gap, it's mahoosive, it's gonna squat under acceleration something rotten.
You'd be better off putting the Unitrak bodywork onto a Bandit, it'd be more work but the resulting bike would be better, or just having a Bandit and a Unitrak 1100 (though it can cost a fortune to rebuild a Z engine if you're mechanically incompetent)

I'm surprised it's that much shorter than a GPZ1100 engine, both are 3 shaft bottom ends with gear primary drive.
